Mini-Mall is a successful consolidator of self storage companies with a strong existing cash flow in Canada and the US. This fragmented industry provides acquisitions at a discount to larger players and thereby adding value to investors in Mini-Mall. These assets are typically individually owned with expense reduction and revenue optimization opportunities. Their platform includes a team of self-storage industry experts, whose unique experience and insight allows them to make strategic acquisitions and capital improvements, including technology and automation upgrades that help previously underfunded assets improve efficiencies, reduce expenses, and streamline operations.

The Mini-Mall portfolio has over $370 million in assets and a management team with extensive experience in operations and acquisitions. Mini Mall brings a user-friendly storage brand into previously untouched markets. Leveraging the Avenue Living infrastructure and larger platform, allows for a tailored customer service approach.

The fund is in Phase 4 of its development and will look to exit the portfolio within 3 years. Early redemption is possible prior to the final exit.
